How is my monthly mortgage payment calculated? +
It uses the standard amortization formula: M = P · r(1+r)^n ÷ ((1+r)^n − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12), and n is the number of monthly payments (years × 12). Each payment covers that month’s interest first, with the remainder reducing the balance.
What is an amortization schedule? +
It is a month-by-month breakdown of every payment, showing how much goes to interest versus principal and how your outstanding balance falls over time. Early payments are mostly interest; later payments are mostly principal.
Does a bigger deposit reduce my payments? +
