How SACCO loans usually work in Kenya

Most BOSA “normal” loans cap you at 3× your deposits (some development products go to 4×–7×) at about 1% a month on the reducing balance. Appraisal and credit-life (often ~1% each) are commonly taken off the cheque, so a Ksh 500,000 loan at 1% + 1% puts about Ksh 490,000 in your account. Guarantors, the one-third rule on take-home pay, and your SACCO’s product sheet still decide the real offer. There is no single SASRA rate — match the figures on your offer letter.

Frequently asked questions

How much can I borrow from a Kenyan SACCO? +

Most SACCOs cap a normal loan at a multiple of your deposits — often 3×, sometimes 4×–7× for development or “super” products. Guarantors can cover a gap. This tool shows the cap from deposits × multiplier; it does not apply the one-third take-home-pay rule or your SACCO’s other filters.

Is SACCO interest reducing balance or flat? +

Serious BOSA loans are usually about 1% per month on the reducing balance (roughly 12% a year). Some products quote a slightly higher monthly rate. Flat-rate “instant” loans are a different product — this calculator is reducing-balance EMI.

What is the one-third rule on SACCO loans? +

Many Kenyan lenders, including SACCOs, will not let total deductions exceed about one-third of your take-home pay. This calculator does not apply that rule — compare the monthly instalment to your net pay before you apply.

Is 1% per month the same as 12% a year? +

On reducing balance, 1% a month is the rate applied to the outstanding principal each month, which compounds to a bit more than 12% effective if you think in annual terms. Always match the rate on your SACCO’s offer letter.

Why is the amount I receive less than the loan? +

Appraisal and credit-life insurance are often deducted at disbursement (commonly around 1% each). Some SACCOs add those fees to the principal instead. Edit the percentages to match your offer letter.
